Electrical Checks Before Buying a House in Leeds

Standard homebuyer surveys explicitly exclude electrical testing. Surveyors flag that the installation looks old and recommend a specialist report — which is where an EICR comes in.

Quick visual checks anyone can do: is the consumer unit plastic with rewireable fuses or old MCBs with no RCD? Are there round-pin sockets, brown or black rubber-sheathed cable, or fabric-covered flex at light fittings? Are there very few sockets, with extension leads everywhere? Any of these suggest an installation from before the 1980s.

In Leeds specifically, back-to-back and through terraces in Armley, Bramley, Holbeck, Beeston and Harehills frequently still have partial 1960s-70s wiring behind more recent decorative work, and ex-local-authority stock often has one upgraded circuit alongside original wiring.

The items that cost most to correct are a full rewire, a consumer unit replacement with main bonding upgrades, and remedial work needed to bring bathroom or kitchen circuits up to current standards. Knowing about them before exchange gives you room to renegotiate.

If the property is being bought to let, an EICR is needed anyway before tenants move in — so having it done during the purchase avoids paying twice.
